A Dog Mom’s Guide to Dog-Friendly Dwellings

Calling all fellow dog parents and potential house hunters! As a real estate agent, homeowner, and a proud dog mom myself, I've definitely learned a thing or two about what truly makes a home great for those furry family members. While most people wouldn’t think your pet’s needs should rank highly on your priority list, I know from experience that there are certain things to look for in a new home when working with dog parents:

1. A yard for playtime & exercise:

Why not start with the most obvious need – it's no surprise that a yard, preferably fenced in, is at the top of the list for dog owners. Having a safe space for your pup to run, play, and do their business without worrying about them wandering off is essential. Plus, it's a bonus for us humans too – perfect for those sunny days when you want to relax outdoors while your furry friend frolics nearby. If the yard is not fully fenced, but the house ticks all of your other boxes, keep in mind that new fencing can cost a pretty penny - make sure to take into account the cost of putting one in when crunching the numbers for your new home.

2. Durable flooring is an absolute must:

Let's talk about flooring – because trust me, I've been there… the struggle of trying to keep hardwood floors pristine with a dog in the house is real. When we moved into our house, there was newer hardwood throughout the main areas, which was quickly destroyed by our dog (we only had one at the time) sloppily drinking water, and spastically running to the front door when he heard the mailman. That's why durable and waterproof flooring is a game-changer for dog parents. Vinyl flooring, like we ended up installing, can handle water and high-traffic like champ. And while carpet wasn’t the aesthetic we wanted upstairs, it was the perfect choice for the finished basement, providing traction and grip for the dogs to play – plus it was an inexpensive upgrade.

3. Convenient doggy amenities:

Just like us humans, our doggos have needs too! When scoping out potential homes, it might be worth your while to consider how easy it is to access dog-friendly amenities. Are you an avid hiker looking for nearby trails to explore with your pup? How about the distance to the vet, groomers, or pet stores for those impromptu treat runs or check-ups? Being close to these amenities can make life a whole lot easier for both you and your four-legged friends – especially if your dogs are like mine and don’t love to be in the car for long periods of time.

*Bonus Tip: Want to know if you’re house-hunting in a dog-friendly neighbourhood? Take a leisurely drive around on a nice day and keep an eye out for how many people are out walking their dogs. Seeing lots pups out on walks with their owners is a clear sign that you've found a community where your pup will feel right at home.

Remember, finding the right home for you and your doggo is about more than just the physical space; it's about being able to create a happy and harmonious environment where both of you can thrive. After all, they're not just pets – they're beloved members of the family. So don’t settle for an agent who doesn’t wholeheartedly understand that, because working with an agent who truly gets you will make your home-buying experience that much better!
